Two projects this year push Logan Circle's commercial day out at both ends. Since August, one storefront on P Street serves breakfast at 7 a.m. every day. Another, planned for 14th and T, will hand burgers through a takeout window until 3 a.m. on weekends. Its sister locations elsewhere in the city close by 10 p.m. Most of what's changing around the circle this fall changes when you can get something, more than what you can get.
That's the clearest way to sort a season of openings, rumors and delays. Here's how it looks one block at a time, as of October 12, 2026.
Seven in the morning on P Street
The 1400 block of P Street NW has two long-running restaurant spaces, and both are getting new tenants this year.
At 1443 P Street, the space previously home to Commissary, Pura Vida Miami opened on August 20. PoPville reported the opening that day, with hours of 7 a.m. to 9 p.m. A week earlier, a tip PoPville published had described the plan as "all day breakfast." The company's Logan Circle location page now lists 7 a.m. to 9 p.m. Monday through Saturday and 7 a.m. to 8 p.m. on Sunday. So the block has a dependable early-morning anchor seven days a week, Sunday included.
On the same block at 1423 P Street, the former Logan Tavern space inside The Hudson has been dark since October 2025. A resident notice that PoPville shared in August said "Petty Betty, a wine bar concept" was coming, with remodeling starting Monday, August 17, 2026, and completion expected in "August/September 2026." That window has now passed, and no opening has been confirmed in the coverage reviewed for this post. For now, think of Petty Betty as announced and under construction, not open.
If Petty Betty opens on something like its stated schedule, this block will cover breakfast at 1443 and evening wine at 1423, which is a broader spread of hours than either old tenant gave it on its own.
Two in the morning at 14th and T
The other end of the clock is at the north end of 14th Street.
Eater DC reported on September 15 that Joia, the smash-burger shop from chef-owner Patrice Cleary, plans to open at 14th and T Streets NW by the end of 2026. The Mount Pleasant original opened in 2024, and a larger Glover Park location followed. Cleary is also behind Purple Patch in Mount Pleasant. The menu centers on wagyu or veggie bean smash burgers with one, two or three patties, thin-cut fries and ube soft serve.
According to the same report, the 14th Street location differs in two ways:
- Format: takeout only, with no dining room
- Hours: open until 2 a.m. on weekdays and 3 a.m. on weekends, while the other Joia locations close by 10 p.m.
Eater's subhead says Joia will "cater to bar hoppers later this year." That makes it a late-night counter for people already out, not a sit-down dinner spot. "By the end of 2026" is still a target, not a date.
A block south, Jersey Mike's is coming to 1803 14th Street NW at the corner of 14th and S. PoPville's October 8 report did not give an opening date. Just off the corridor at 1345 S Street NW, Franks Wild Years, from people on the Snappy's team, soft-opened in early June, PoPville reported.
Taken together, the S-to-T stretch of 14th is adding quick food, and one of those spots plans to stay open five hours past the 10 p.m. close at Joia's other locations.
The big room that moved to 2027
Between Jersey Mike's at 1803 and Joia at T Street sits 1835 14th Street NW, the former Source Theatre, and Buffalo Billiards is coming back there.
The building has history. A PoPville report from August 2025 said owner CulturalDC sold it on August 5, 2025, for $4.5 million after marketing it from October 2024. Theatre Washington identified the buyer as a corporation affiliated with Buffalo Billiards owners Geoff Dawson and Curt Large. Constellation Theatre, the building's tenant, had also bid. CulturalDC and Theatre Washington gave different public accounts of how that bid was handled, and both accounts are part of the record PoPville published.
The first public timeline for the Buffalo Billiards reboot pointed to spring 2026. Its 2025 liquor-license application, as PoPville reported, asked for a Class C tavern with 225 seats, total occupancy of 499, a 16-seat sidewalk café, and live music and dancing. That describes what was requested. It does not mean the license was approved in that form.
On October 9, PoPville said the project is "still 100% coming." Combining two lots caused "a major delay in permitting," and the new target is early 2027.
The delay changes what this block will look like for the coming season. The largest room planned for the north end of 14th, with seating for 225, won't open until 2027. The smaller additions around it, a sandwich shop at 1803 and a takeout window at T Street, may open first.
Off the main line
Two more projects show changes happening beyond the 14th Street blocks themselves.
At 1416 11th Street NW, Itiyah was on Eater DC's fall 2026 openings preview. It's a planned 20-seat Haitian fine-dining restaurant led by chef Sebastien Salomon. The restaurant's own website still says "Coming Soon." With 20 seats, it's the smallest project on this list and the only one described as fine dining.
Red Light Bar & Detroit Pizza said in June that it planned to leave 1401 R Street NW for the corner of 14th and Florida, aiming for "early Autumn." It said it would keep offering pickup, takeout and delivery during the move, PoPville reported. No opening at the new corner has been confirmed in the reporting reviewed for this post.
You may also hear about a smash-burger shop for the old 7-Eleven at 14th and Rhode Island. A worker told a PoPville tipster "Smash something," but other workers weren't sure, and the space appeared to still be for lease. That's a rumor, not an announcement.
Where each project stands on October 12
- Open: Pura Vida, 1443 P Street NW, since August 20, from 7 a.m. daily
- Soft-opened: Franks Wild Years, 1345 S Street NW, since early June
- Under construction, opening not confirmed: Petty Betty, 1423 P Street NW, which targeted August or September
- Announced, target by end of 2026: Joia, 14th and T Streets NW, takeout until 2 a.m. weekdays and 3 a.m. weekends
- Announced, no date: Jersey Mike's, 1803 14th Street NW

- Planned move, not confirmed: Red Light Bar & Detroit Pizza, to 14th and Florida

Of the eight, only Pura Vida has a confirmed full opening, and Joia, the latest-closing project on the list, still has no confirmed date.
If you own near any of these corners, what opens nearby and when it closes at night affects what your block is like to live on, and buyers tend to ask about it.
